As the Real Estate market continues to decline, many home owners and potential home buyers are puzzled at this all so common question, just how low can this market fall? Well, as an experienced real estate investor and property manager, there are many pros and cons to the current situation for all. The volatility of home prices could very well be a good thing for buyers, yes; we all know that it is a buyers market. Still with the Feds dropping interest rates and the banking institutions bailout money, you may be asking yourself, why is the market still dropping?
In my personal observation of buying and selling homes myself as an investor, selling a piece of property in a down market not need to result in a loss as there are now more options than ever before especially due to private investors flooding the market. While short sales and renting your home may also be viable options and could close the gaps of personal and equity losses, I must yet point out that there are many property management companies and private real estate investors in every major city across America who would be more than willing to buy your home ...
... much more cheaply than a real estate agent or realtors commission fee could add up to. These investors usually are the fastest and most fair option for desperate homeowners. The government also has now implemented more strategies for over financed individuals to negotiate with their mortgage companies for extending payments, lowering payments and refinancing to lower rates etc.
You may be aware that the Feds keep lowing interest rates to help combat this ever lingering issue. To no avail our government has tried almost everything to assist struggling homeowner curtail losing their homes to foreclosure and ruining credit scores across the board. The next issue is falling property values and now more than ever before myself and others are repeating that resounding phrase from home sellers alike I'm willing to sale my home at a profit loss but I owe more than what it is worth, who will buy my house. Need I say that buyers are being extremely cautious now not to get caught up in this dilemma, understanding this fear is real for buyers and investors so they wait, even when prices are so cheap and great deals abound Knowing a little history about the real estate market and jumping off of the scary news reports band wagon could definitely help.
My first recommendation to any homeowner looking to sell fast in today's market is your local real estate investment company otherwise known as private investors. This option is the most viable because one; they have the capital to either buy your home outright or take over the existing mortgage until things move back up. Depending on your specific situation, many investors will be happy to share the real equity in your home so you can sell it without the loss as well as the legal recourse you have if they don't meet their contractual obligations to you. Most of these companies are reputable but still do your homework to make sure they don't have any lawsuits or major BBB complaints. This is also the fastest and easiest the transaction time is usually within one to three weeks and the contracts are not as complicated as the original closing of your home with the lawyers, realtors, inspections and fees to agents.
My second recommendation would be to hire a property management company. This option is of course more time consuming and expensive the upside is they will find the tenants, run credit checks and so on. The downside is that you will be notified when they need to evict because you will need to pay for that as well as any damages the tenant makes to your home, also when the home is not occupied the company as well as the mortgage company, taxes, insurance etc will still need to be paid and maintained.
The third and final recommendation is renting out your property yourself and becoming a landlord. The upside is that someone else is making the payment but the downside is that tenants will call you for the leaking toilet, the furnace that is acting up and whatever else may come up in regards to repairs, tenants also have a bad habit of not paying their rent on time leaving you to make the payment or they may skip out on you altogether, not to mention evictions, court cost and the damages they will undoubtedly make as well as the possible theft of appliances etc.
