Why Developers Like Kip C Cyprus Ocean Development Don't Settle For Inefficient Housing
When Kip and Amy became Mr. and Mrs. Cyprus, they began buying, renovating and selling homes for profit. In the process, they gained an understanding of housing needs in South L.A., an realized that there was a shortage of affordable housing, that was also modern and energy efficient. Since then, they have been dedicated to developing and managing property that meets minimum Section 8 requirements set by the U.S. Department of Housing and Urban Development, but also their own high standards for affordable and energy efficient living.
To Kip and Amy Cyprus, there is simply no reason that low-income families should have to live with substandard, inefficient housing with high utility costs. Moreover, keeping residents happy and their bills low, leads to higher occupancy rates and lower rental turnover.
Thankfully, over the years, federal, state and local governments have come to realize that developers like Ocean Development could use a little help meeting these goals and the needs of low-income families. As a result, the Los Angeles community, along with the Los Angeles Department of Water ...
... and Power (LADWP), has implemented a number of programs to improve energy efficiency for the entire city, while also paying close attention to the needs of low-income families.
According to a 2011 study by the LADWP, more than half of the 79,800 residents who participated in energy efficiency programs were low-income families. Together with other residents and businesses, they saved more than $150 million thanks to rebates and incentives. In the process, those residential and business consumers helped conserve more than 880 GWh's and eliminate over 498,000 metric tons of carbon emissions - the equivalent of removing 95,835 cars per year from the road.
Other programs, aimed specifically at low-income families also helped conserve. In 2011, the LADWP tripled the scope of a project that gives free Energy Star refrigerators to qualified households. L.A. residents were also able to take advantage of rebates for the purchase of energy efficient windows, air conditioning systems and refrigerators.
Programs like these only scratch the surface. But, they show that helping low-income families can also have environmental and economic benefits for the community and nation, at large.
