Housing Information Pack For Landlords!
Home Information Packs (HIP) consist all the required information regarding a property. While a landlord is putting the property on sale, he can be rest assured that the suitable information is accurate. It will help avoid any kind of complications at a later stage.
If you are a buyer, you can benefit from HIP. This is required for most homes marketed with vacant possession on or after 14 December 2007. However, there are few exceptions to it. It includes information regarding mixed use properties (such as a flat and a shop being sold together) portfolio sales, or sales of properties with leases originally granted for less than 21 years.
Those who are marketing a home for sale in England and Wales, whether they are a housing developer, estate agent or auctioneer or a private individual, they are responsible for ensuring a HIP is in place and is made available to potential buyers.

In order to speed up the property transaction process, the Government introduced Home Information Packs (HIPs) in December 2007. Some changes were announced in December 2008. This includes the introduction of a new Property Information Questionnaire that will provide a summary of information about the property in one place, helping buyers make decisions about whether to view a property, and ultimately whether to make an offer.
Hence, if you are a prospective property buyer, then you must insist on HIP. You must not ignore it as it will help you make a sound decision. You can be assured that you will not be cheated at a later stage by landlord. From the perspective of landlords, you can be rest assured that you have furnished accurate information and can ward off complications at a later stage. HIP, being a legal document, creates a volume of trust for both the landlord and buyer.
