Do you intend to sell your property? If you are planning to put your property on sale, HIP packs are a compulsory document required. It conveys factual information about any property or house. It is useful to have your HIP handy even before you think of selling it. It is not a mere marketing copy used to sell. It minimises any delay or extra expense to both the buyer as well as the seller.

There is a property information questionnaire made available, known as PIQ. The HIP may also incorporate two seller's questionnaire forms - Home Contents Form and Home Use Form. Based on the area, the seller may have to include search reports like mining search reports. It is always good to have all the information about a property on hand so that no purchaser will raise issues about certain things not being informed. The property seller and the buyer faced lot of problems due to the dearth of information. If a purchaser is not provided with full information, it would be difficult for a seller to decide on a realistic price for the property.

A Home Information Pack will contain:-

A sales deed;
PIQ - Property Information Questionnaire;
Proof of title;
An energy performance certificate
Guarantees for any work carried out on the property; any repair or renovation
Sustainability information
EPC- an energy performance certificate

HIP packs contain documents that provide the buyer with vital information about the home and must be provided by the seller or the estate agent. It is a legal requirement to have a Hip while you put your property on sale. It is against the law to market a property without it. An energy performance certificate is another vital document that is present with in the HIP, known popularly as EPC. Its purpose is to record how energy-efficient a property is as a building. The certificate will provide a rating of the property from A to G, where A is very efficient and G is very inefficient. Seek help on getting your comprehensive HIP and put them in place.
