Buying The Correct Property Management Software
When it is time for you to make the purchase of landlord software you need to keep one thing at the forefront of your mind. This purchase is supposed to make your life easier and save you time. I say this because in my years of experience as a landlord I have run across some software that seemed designed to achieve the exact opposite.
After many years of trying and some costly errors I finally learnt what to look for in my property management software to ensure that my needs were actually met and I did not spend frustrating hours wrestling with something that was very badly designed. Here are some of the things to consider.
Does it have the features you need?
At the very least any software you are looking at purchasing should have the ability to handle all of your rental accounting and to organize your rental property information into easy to find and access files. If you are a property manager of a larger portfolio you are probably going to want much more from your property software. In my experience it is a good idea to sit down and make a list of the features you require as minimum in your software ...
... and then use that list to check through what is available. It can be easy to become confused once you start looking at all the packages available, a list will keep you focused.
Is it easy to use?
This one can be tricky because until you have had a little play with the property management software it can be hard to tell. The last thing you want is residential lettings software that takes you ages to master. My advice is to go for something that either gives you a free trial period to allow you time to familiarise yourself or something that has a money back guarantee. There is nothing worse than spending lots of money on a complicated program that you then find you just cannot get the hang of.
Is it good value for money?
Clearly this is a tricky one. Just because something is low priced does not mean it is value. By the same token expensive does not always mean quality. My best advice in this regard is to ask around. Try to get property management software that is recommended by people you trust and again a money back guarantee does not hurt.
In the end I was so frustrated by what was available that I used my years of experience to design landlord software that I think is a winner in all these categories. Thankfully a lot of landlords quickly agreed with me and today it is one of the most successful landlord software packages on the market.
