What Is A Motivated Seller?
If you are in the market to buy a house, chances are you are putting in some hard work. Assembling your financial data, organizing a mortgage pre-qualification, shopping around for the most favorable home loan rates, and checking out Madison home sales facts and figure… - this all takes a lot of time and effort. But it’s worth it in order to find the home of your dreams. You want to purchase the best possible home for your hard=earned money, and you’d like to do it with the minimum of hassle. So when listing claims “motivated seller,” your attention is caught. But what does that enticing phrase really mean?
Types of sellers
Any savvy realtor can tell you one thing. There are at least as many personality types among sellers as there are styles of properties on the Madison home sales market. For example you will find the broker wannabe, who likes to hang around in the background while his agent is showing the house, trying to make sure buyers see all the good points of his property. The “professional seller” is one experienced real estate attorney’s pet name for another personality type. This fellow ...
... enjoys the excitement of strangers admiring his home and trying to work out a deal, but can never quite bring himself to commit. A third type of home owner is about as motivated to sell as some people are to exercise: it’s a fantastic idea that they’ll get around to … some day.
Reasons for selling
The question “Why is the owner selling?” has become something of a cliché, but it’s still useful in trying to pick out a truly motivated seller. Someone vaguely thinking of moving up or down in property size will not be as pressed as the couple who have already signed on a new home and are afraid of being stuck paying two mortgages. Heirs to a house in which they do not want to live may be very eager to sell and get their slice of the cash; just check that the will has been probated before you get serious. Marital breakups can result in two very motivated sellers, who want to break with the past and finance new lives or, on the other hand, may lead to a property being tied up for years of legal wrangles. Your realtor will often have a “sixth sense” as to who is truly serious about going to contract.
Preparing for a deal
You can do your part to prepare for a fast deal with a motivated seller. Calculate your budget and go through pre-qualification for a mortgage so you know exactly how much you can afford to spend on a home. Follow Madison home sales, comparing prices, so you know when bargains come along. If you see something you like, consult with your realtor and make an offer – subject to inspection and financing, of course. Let the seller know that you are prepared to act quickly so that he will have cash in his hands ASAP.
