Same way, if you want to start a hotel business on the property you leased make sure that that the place has some scenic beauty, excellent climate and the most importantly is capable of attracting tourists.

While investing in a commercial property it is important to consider the price very much. Actually, from normal ideas you can easily guess that the price of the commercial property lease is much more than the price of residential properties. So it is important to consider the modes of lease considering the amount of money you are paying. To me it will be a foolish thing to lease a commercial property for mere one or two years. In this context I want to inform you that the price of commercial properties does increase as the time passes by. So it is an obvious fact that if your business becomes a hit and you will go for the renewal of the contract after one or two years, the owner of the property will ask you to pay more. So I will ask you to take a little risk and lease the property for at least ten to twelve years on the first go.

The ownership:

While investing in a commercial property, it is your duty to check few things first. First enquire about the type of your ownership – is it a leasehold or freehold property! Secondly, ensure that the property is not stuck with any legal issues. Thirdly, while investing, don’t ever go for any verbal contracts. Always go for the written contracts on legal documents and with the presence of your lawyer if possible.
