Plumbing problems range anywhere from not enough water to water leaking everywhere. Some of the most common rental property repairs we deal with regularly revolve around plumbing gone wrong. No hot water, water leaks, water heater malfunctions, and water/sewer back-ups year round are the most common culprits we come across when dealing with plumbing-related calls.

Rentals often see increased wear and tear compared to owner-occupied homes due to the increased number of residents moving in and out. After all, not everyone uses a home the same way. For that reason, routine servicing is extremely important. The age of the appliance is another consideration. Be sure to weigh that in addition to a few other factors when deciding whether to repair or replace an appliance.
Lock Outs
Whether the resident lost their keys or the lock is malfunctioning, lock outs are another common rental property repair we receive regularly. Make sure to keep spare keys handy in the event the resident can’t get back inside and a reliable lock smith on call when the key won’t solve the problem.
Maintenance and property management go hand in hand. You can’t have a rental without coming across repairs, be it routine or emergency. However, knowing what the expect and staying ahead of problems through routine maintenance is the best way to manage any and every repair that comes your way.
