The global pandemic changed a lot of things in Dubai, including the demand for residential properties. Earlier, studios and apartments remained the top choice of buyers among the many types of Dubai properties. However, now the focus has shifted towards bigger, spacious living spaces – villas.

The demand for both villas for sale and rent in Dubai has witnessed a major shift in the last couple of years. Let’s take a look at the reasons behind this change in demand:

Villas are notorious for offering a lavish lifestyle. Most villas communities in the emirate have stylish units that come laced with modern luxuries and facilities. This is one of the major reasons that attract buyers and investors.

The fact that renowned personalities and celebrities from around the world are owners of villas in Dubai clearly says a lot about the lifestyle these units offer. These separate dwellings are meticulously planned and come in various themes and architectural designs, including Mediterranean, Spanish, Contemporary, Arabian, etc.

Even during the lockdown, a higher number of queries were made for these properties, as reported by the real estate agents.

Although the COVID-19 situation has improved in Dubai, and there’s no chance of another lockdown, people are still very cautious and prefer bigger living spaces.

Property prices in Dubai witnessed a dip due to COVID-19. Top developers, in order to liquidate their assets, reduced property rates. Furthermore, they offered convenient payment plans as well. These steps proved to be quite helpful for those who wanted to buy a villa in Dubai but were not able to do so because of high rates.

Likewise, the rates for villas for rent in Dubai were also reduced, making it easy for tenants to find spacious dwellings for their families.

Enhanced Privacy and Exclusivity

One of the major perks of living in a villa is the enhanced privacy and exclusivity it offers. When you live in a villa, you stay protected against the prying eyes of your neighbours since these properties are surrounded by open green spaces. The next-door neighbour actually resides a few yards away. This, however, depends on the size of the villa.

Similarly, villa residents enjoy enhanced exclusivity. They do not have to share any of the facilities that are available for them with anyone else, as is the case with apartment buildings. Be it rooftop BBQ deck, lawn or swimming pool, they have it all for themselves without any restrictions or limitations.

Villas are usually expensive. However, they are known to offer complete value for money because of the amenities, facilities and luxuries they offer. The lavish lifestyle they offer is certainly unparalleled.

With expats now allowed to do business freely in the emirate and change residency laws, more people with their families are expected to select the emirate as their second home.
