If you have a property that you are planning to rent, then you can opt for the commercial renting option. There is a great demand for commercial property rent Malta. As more and more companies are coming up and are planning to open branches in different parts of the city, they are looking for commercial properties that they can rent and start their business. Moreover, the rent amount is comparatively better compared to the residential ones. So what do you think? Are you comfortable with the idea of renting out your property for commercial reasons?

When you decide to rent your property for commercial reasons there are certain things that you need to keep in mind:

The documents should be in order. When you are renting out a property there should be certain clauses that will protect your right above it. Mention clearly the number of months you will rent out your property after which the deal has to be renewed so that the company renting the property can continue the business in your premises. It is important to be very clear ...
... about the time frame, because it helps to avoid unnecessary hassles and misunderstandings between you and the client.
Clearly mention the rent amount payable every month along with the date within which the amount needs to be paid. If there is any delay then whether any late fee is applicable or not, you need to mention that as well. When you clarify this right at the beginning both of you are on the same page. There is less chance of confusion and misunderstanding.
Give a copy of the legal document to the client and keep the original one with you. Make sure that everything is clearly mentioned and that both of you have signed the dotted lines. This way both of you will be on the same page and no one can overtake the other.

After the rent period gets over, if you do not wish to continue with the same client, then the needful should be shared with the client before the rent period gets over. There are two reasons for this. When you are doing this, you are giving the client ample time to look for another property. And secondly you are not ending the contract on a sour note. Afterall, the company has been your client for so long. This is the least that you can do.

All these are simple steps that are not that difficult to follow. However, if you miss out on anyone of these, there can be problems in the future. What do you think about these pointers? Are they not useful? If you have any other point that you would like to add to the list then make it a point to share it with us. We would love to know your feedback. In the meantime have a detailed discussion with your lawyer regarding the papers you need. Don’t forget to mention what you are looking for. The idea is to get things sorted right from the beginning.
