Top Apps For House Hunters
There's an app for that - and not just to help diners calculate a restaurant tip!
Today, there are a myriad of apps to help consumers and real estate professionals navigate real estate transactions, from buying to selling, renting to new construction. An estimated 58% of home buyers are using apps in their home search.
Currently, apps will search homes for sale in a geographical location, pull up property histories, display interior and exterior photos, set up a showing, check out property values and, of course, navigate to a particular location. There are other apps that deal with financing a home and calculating mortgage rates.
The following list of real estate apps are growing in popularity with consumers.
At realtor.com, buyers can tap a button on the app to see all the homes for sale in a particular area or school district. In addition, the app provides price change alerts on saved listings and will search for homes hosting open houses.
Zillow.com will search for houses for sale or rent in its database by address, map or voice search and will provide an estimate of the home's value. There ...
... is also a way to tag homes by preference, to create a "favorites" list and share homes with friends and family.
There are many mortgage calculation apps currently available, including the Mortgage Calculator app, affiliated with the website homes.com. The homes.com app has a buy or rent calculator, a debt to income calculator, a monthly payment calculator and a refinance calculator. CalcsFree by MORTAL GEEK LLC provides not only monthly mortgage payment information, hut will also calculate taxes and insurance payments, Home Owner Association fees and mortgage insurance.
The Homesnap app doesn't start with a location - it starts with a snap! Taking a photo of a particular house, townhome or condo will trigger a variety of information about the property, including description, school and property tax information, estimated value, previous sales price, mortgage rates and more. In many cases, users can view interior photos of the home as well.
Inspection of the property and site will include items such as grading for drainage, patios, porches, decks, trees and bushes which may have an effect on the home and all other items as they relate to the grading and landscaping of the house. Patios and the surrounding soil should be pitched away from the house to keep water from collecting at the foundation and possibly undermining the foundation. Trees and bushes need to be trimmed away from the exterior to prevent wear, damages, an easy path for wood destroying insects, and interstitial mold.
The exterior of the home protects the interior of the home. These exterior components include the foundation, retaining walls, siding, trim, windows, chimneys and related items. Each of these items are inspected for its condition and how it relates to the dwelling. Defects in exterior components such as the foundation, windows or siding can affect other areas of the home.
