Ready To Move Or Under Construction: Which Flat Should You Buy In Hyderabad?
Almost every flat buyer in Hyderabad reaches the same fork early on: buy a ready-to-move home and settle in soon, or book an under-construction flat and wait. Both can be good decisions. The right one depends on your timeline, your cash flow and how much uncertainty you can live with.
What "ready to move" really means
A ready-to-move flat is finished and has an occupancy certificate (OC) from the local authority. You can see the exact unit, check the light, the view, the water pressure and the quality of finishing before you pay. Once the sale is registered, you can move in or rent it out almost immediately.
The main advantages are certainty and speed. There is no construction risk and no wait. Ready flats with an OC also carry no GST, which can be a meaningful saving on a large purchase.
The trade-offs are cost and choice. You usually pay most of the price upfront, so your loan and down payment need to be in place. The best floors and facings in a finished project are often already sold, so you choose from what is left.
What "under construction" really means
An under-construction or ...
... new-launch flat is bought before the building is complete. Payments are usually linked to construction stages, so the cost is spread over two to four years. Early buyers often get a wider choice of size, floor and facing, and sometimes a better entry price than later buyers.
The trade-offs are time and risk. You wait for possession, and delays do happen. GST applies on under-construction homes. If you are paying rent while also paying EMIs, your monthly outgo can be heavy for a few years.
How to reduce the risk on an under-construction flat
Check the project's RERA registration number and match the project name, phase and promoter on the Telangana RERA website. Note the possession date stated there, not just the date in the brochure. Look at the builder's record of finishing earlier projects on time, and visit the site to see how far your tower has actually progressed. Read the payment schedule carefully so you know what is due at each stage.
A simple way to decide
Choose ready to move if you need a home within the next few months, you want zero construction risk, or you are moving from rent and cannot carry rent and EMI together for long.
Choose under construction if you can wait two to four years, you prefer paying in stages, and you want more choice of floor, facing and size in a new project.
Whichever you choose, compare flats on carpet area and on the full cost sheet: base price, floor rise, parking, clubhouse charges, GST where it applies, registration and the maintenance deposit. The advertised price alone rarely tells the full story.
If you want to compare both types side by side, this list of RERA registered flats for sale in Hyderabad shows ready-to-move and new-launch 2, 3 and 4 BHK options with their RERA numbers, sizes and locations in one place.
There is no universally better option. A ready flat buys you certainty and time; an under-construction flat buys you choice and a gentler payment plan. Match the choice to your family's timeline, and the decision becomes much easier.
