Preparing Your House For Sale
Even if you have completely remodeled your house, when it comes time to sell, staging and appearance can make or break a deal. The right paint color or color shading, the best throw rug for a room, or the correct stain that will coordinate a room can make the difference between an average presentation and a professional look. But before we get to the finishing touches we should do a quick review of what should have been done to get to this point in your house renovation.
We hope that you have saved money throughout the house renovation or possibly house rehab project. Being smart and shopping online to find products from: bathroom faucets on EBAY to RTA kitchen cabinets through a Google search, will not only have saved you hundreds (maybe thousands) of dollars, but it will also give you a better quality than you would find in any big box retail store (Big Box Retail stores are places like IKEA or Large Home. These types of stores lure you in with relentless advertising, shiny displays, and low costs on a few items. ... do not save money. Anyway, assuming you are passed the big box era and you have moved onto smarter shopping, then the next step towards the end of your project is the punch list.
For the beginner a punch list is a list of items that need to be completed before the project or rehab is done. These things usually take time and often are the most tedious part of a project. Items like touch ups to walls, fixing small holes, and completing small tasks that were left unfinished - these things add up to your punch list. The important thing to remember is to finish this list, if these things are left half finished, then you will get just that - a project that does not look complete.
Once through the punch list, the next step is to go through the rooms you have finished and look for ways to accent the room. Is the paint color to bland? If so, could a neutral color with a slight flare to it work better in that space? Remember to stay closer to neutral with colors, unless you are completely confident in a certain style for a room. The problem with choosing bold or extreme designs is that it might work for you and possibly it might work for many others, but if you re-selling the house, you are more than likely to get a buyer who wants something different. When you are past the color part, the next idea could be to add small art detail to a room(maybe a painting or carved piece) - these types of items will draw the eye and make the room look more complete. Finally a throw rug, drapes, or other window features could add the final touch to any room that you are trying to complete. From this you want to walk through each room, look for these little things to add, make sure you have run through your punch list, and hopefully you are ready for the final presentation of your renovated space.
