The sale of some very affordable office condos in Sugar Land area of Greater Houston have been in news of late. By the number of benefits and affordability they were offering many prospective buyers had started suspecting the authenticity of the ventures. But their doubts soon evaporated when they saw others enjoying the facilities happily. Considering the huge response rate from the commercial world, the real estate business in Houston has geared up towards the concept and several projects have been initiated of late. Many people who owned spacious residential premises in commercially suitable locations earlier have got them converted into office condos. It has become a trend in the whole nation this time. However, everything in the world comes with its own advantages and disadvantages. This is true for office condos too.

Affordable: It is found that office condos are proving to be good business alternatives of high-cost office premises in the city area. If someone does not really have a specific reason to open an office in the centre of the city, office condos can provide a peaceful and affordable option. Office condos are often available in suburban areas and prove beneficial to dentists, lawyers, dry cleaners, accounting professionals, cyber cafes, computer institutes, etc. They are good for the businesses that are focused on that particular area.

Tax Benefits: Office condos are good investment option for an investor who does not have enough to invest in office premises within the city. Besides one can avail of applicable depreciation on office condos which can be as much as 100k a year and thus can adjust taxable profitability accordingly. This benefit is often greater than that one can avail on the purchase of office premises.

Besides above benefits, office condos do have their own limitations too. They are often good for office purpose but may not fit for the trading purpose. Especially office condos are not suitable for the moving heavy stuff in and out regularly, neither they are good enough to work as storage facility for business.

The other limitation might be of parking space. You need to make sure that the place has sufficient parking space available for the customers you expect to visit you office at a time. If you don’t, chances are people start avoiding visits to your premises for this particular reason.

Despite these few limitations, the concept of office condos has approached the country. Many real estate companies are investing huge money on developing rent-able/sale-able office condos in Houston and many are buying them for the sole purpose of earning rental income. All you need to do is to make sure that the location of the property is suitable to your kind of business, and that there is sufficient parking space available for your visitors.
