Selling Central California Real Estate- Is It That Difficult?
Are you having trouble selling your Central California Real Estate located in Fresno, Clovis, Lompoc, Santa Barbara? Well, if that’s the case, the statistics show that the past quarter is considered one of the best quarters for California sellers looking to sell in a hurry because of the high buyer demand, then the problem might be with your real estate agent.
It’s not surprising some of the homeowner’s problems that arise come from issues they’re having with their agents. With this great time to sell your house, quite far from the terrible market of just a couple years ago, it is now expected to have some potential buyers ready to view and make offers on your property within the first week.
Here are some signs that maybe your real estate agent isn’t working one hundred percent to get the property sold:
1. There’s not enough communication
With all healthy relationships, be it personal or business, there should always be a good level of communication between the parties involved. If it’s hard to get in touch with your agent and they don’t ...
... return your call within a couple hours, how can you talk about selling issues and the overall status? It will also be hard to know further updates regarding potential buyers and showings, as well as the things that you need to take care of as a seller. Poor communication will cause you to spend weeks of delays in getting the property sold, if not leaving it without a buyer for months on end.
2. There’s no advice
Your agent must know how it works in the real estate market: what the buyer usually looks for, what a fair price will be, and so forth. If the agent does not give you some information or suggestion to things you may need to change, then the agent might just be not that committed in getting a buyer quickly for you. Many agents won’t be proactive and go beyond putting your listing on the MLS and hoping someone finds it.
3. The agent insists on some affiliates
If your agent shows a big interest or is insisting that you should use a particular vendor or affiliated company for the transaction, you should give a second thought to this agent. "That's a huge red flag because odds are they are probably getting a cut on a referral fee," says Joshua Dorkin, the founder and CEO of BiggerPockets.com, a website that specializes in real estate information and networking. The decision is always yours as to which title/escrow/attorney you’d like to use. Of course, some things will be decided by the buyer and buyer’s lender.
If some of these things describe the way your agent does the business with you, then you can’t expect they have YOUR best interest at heart. Not all agents are the same of course, some better, some worse. Some people even prefer to look for companies or real estate investors willing to buy the property directly from you that could even pay full retail or asking price if your house and situation qualifies.
