Do Tenants Need A Landlord's Approval To Change Locks In Georgia?

Renting any property for residential and commercial purpose is very common in many areas of Georgia. To secure all the terms of renting, it is necessary to have agreement. Approval on lock change

Lock is any important aspect that is mentioned in any lease agreement. It states whether a tenant is having permission to change locks in Georgia or not.

It depends entirely on what is written in the Georgia Landlord Tenant Handbook and lease agreement terms and conditions. It can be explained with both the aspects as per the law and the lease agreement.

As per the Law and Leases agreement


No Clarity: In Georgia no such specific statute explicitly allows or bans tenants from changing locks without consent.
The lease governs: In most of the lease agreements, there is restriction in the chance in locks, so as per the lease agreement one should get approval for changing locks and it should not be done without permission.
No provision in lease: In case there is nothing highlighted in the lease about the locks, a tenant technically can change them. Still, as per Georgia Landlord Tenant Handbook, the tenant should provide the landlord a copy of the new key or restore the original locks when you move out.


There are many risks and rules to keep in mind in case there is no such clarity about change in lock. There should be security deposit deductions in case the tenant fails to provide new keys or put the original locks back. In case the landlord changes the lock back, the cost shall be deducted from the security deposit.

For emergency access, the landlord has the legal right to enter for emergencies or repairs. For the best practice: Always request changes or re-keying in writing through management rather than acting unilaterally.
