Dubai landlords and tenants who cannot resolve a rental disagreement privately can bring qualifying disputes before the Rental Disputes Centre.
Preparation starts before filing.

Depending on the claim, parties may need evidence of statutory notices. For example, unpaid-rent eviction proceedings generally require the relevant 30-day notice, while certain grounds such as sale or qualifying personal use involve a 12-month notice through the prescribed channels.

Typical filing documents include the Ejari-registered tenancy agreement, Emirates ID, IBAN details and evidence such as payment records, notices, messages and cheques. Relevant foreign-language documents may need certified Arabic translations.

RDC filing fees depend on the claim. Eviction, renewal and termination cases are generally charged at 3.5% of the annual rent or relevant lease value, subject to a Dh500 minimum and Dh20,000 maximum. Monetary claims generally carry a 3.5% fee capped at Dh15,000, with other administrative charges potentially applying.

Not every first-instance decision can be appealed. Judgments involving claims of Dh100,000 or less are generally final, subject to specified exceptions.

Tenants should also remember that filing a dispute does not automatically suspend rent obligations.

Even after judgment, enforcement may require a separate execution process.
