Most home owners are not in the business of selling real estate, and are understandably unsure how to prepare for selling their home and biggest asset.
HotProperty.ph's guide will help you avoid the common pitfalls in selling a house, these are the things you need to think about;
1. Presentation, presentation, presentation...
Before putting your home on the market, you should put in the effort to present it correctly. Ask yourself, does the house need painting, does the garden need maintenance or even replanting, does the carpet need a professional clean? Put yourself in the buyers shoes and attend to anything that could catch buyers’ eyes and stop them from desiring your home.

Setting the price on your property can be tricky. Remember, buyers take their cues from local market conditions, so assess the market appropriate to your property and look at recent property sales that are similar to yours in terms of condition; size; and number of bedrooms, bathrooms and car spaces. Your agent should help here with their local knowledge.
6. Take top quality photographs of your home
Most people's first impression of your home is through images online or on a flyer, so it's important you or your agent take great photos (use the lighting, take flattering images.... not the toilet!) and even spend a few peso and engage a professional photographer to take the pictures of your home.
7. The wording
Choose key points to catch buyers’ attention and avoid too much detail. Tell the buyers what sets your home apart from others, and what you enjoyed about living there. Work with your agent to ensure they describe your property right in brochures and online.
8. The documentation
Don’t let your sale fall through because you don’t have all the paperwork in place. Take time before you go to market to ensure you’re up-to-date with any required certifications and other relevant bodies.
9. The access
You want as many buyers as possible to see your property. Whenever possible, you should be ready to show the home at a moment’s notice. With today’s time-poor population, people may request an inspection at all hours of the day.
10. Utilize online property portals
In today's world everything is moving online, and that includes selling properties and the search for properties. Your listing will be accessible to a global audience or even just a local audience 24 hours a day 7 days a week. List with more than one as that will increase your audience and chances of a successful sale!
