BER assessors.

These are persons trained and well equipped with the requirements of a sustainable Energy Authority of Ireland. (SEAI). They carry out a full building survey and record the major physical components of the building, and the construction materials that were used. The survey includes insulation levels, window types, air tightness, ventilation features, and the details of the installed building service systems e.g. heating, hot water generation, lighting among others. Note that only those who are fully registered with SEAI as a BER assessors are legalized to conduct a BER assessment. They then publish assessments on the SEAI website.

BER assessments depend on the size of the property and the building complexity. The whole exercise should take on an average half a day to complete. The information is gathered and assembled in the computer software for analysis. A BER certificate and Advisory Report are then issued immediately after the software has correctly completed the assessment. The validity of the a BER building is 10 years from the date the certificate is issued, unless there is a change of material that could affect the energy performance of the building before 10 years elapse.
