Chennai Municipal Corporation To Launch Property Tax Drive
The Chennai Municipal corporation is planning to undertake a massive exercise to check the Chennai real estates in the extended areas so that they are able to introduce a uniform tax for the city. The Chennai Municipal Corporation is conducting such a drive for the first time after framing the guidelines after the city expanded in the year 2011.
This drive has been introduced to restrain people from carrying commercial activities in residential Chennai property. Many people are undertaking commercial activities in non-commercial Chennai real estates, this drive will help the civic body to check a property usage. During the drive the officials will ascertain property usage and check on Chennai property owners who are renting out residential spaces for commercial use. People who are using using residential spaces as commercial outlets will see a revision on taxes.
Though the number of people paying tax has gone up from 6.5 lakh to 10.82 lakh but the city still has dismissal property tax collections. The civic body's biggest revenue earner is the property tax but this process has also been marred ...
... due to late payments and failure to introduce revised tax since the year 1998. The proposal to add a 2% penalty for late payments has also not been passed in the past year. According to the law tax has to revised once in every five but due to political pressure no revision has been done for real estates in Chennai.
Property tax is collected on 15th April and 15th October but many people don't pay taxes on time as no penalty is imposed on them. Officials feel that unless some penalty is imposed on habitual offenders this situation may not improve significantly in the near future. The civic body recently intoduced many such initiative to boost Chennai property tax collections. The civic authority is hosting special capms on all saturdays in september in 2014 to address people greviances and questions. These camps will be held at Zonal offices of Chennai Municipal Corporation. The camps will update the property tax records.
Many people have complained in the corporation that their online payments are not being reflected on the civic body's website. At special camps people can get their records updated, file cases, lodge complaints and revision petition, property mutations, new assesments, etc. People can visit the camps between 10am and 5.45pm at their respective zonal offices. The civic body will address the grievances on the spot, if on the spot grievance readressal is not possible then action will be taken at the earliest.
