Northeast Los Angeles (NELA) is packed with a variety of hillside communities that have their own individual personalities. Even though these communities reside in close proximity, they each provide a unique way of living. More and more buyers and sellers of home are realizing this as real estate prices in these communities continue to climb, making selling a home profitable and buying a home a great investment.


The neighborhood of Cypress Park is densely populated and located just north of the Elysian Reserve. The population is 82% Latino with an average age of 27. This makes Cypress Park one of the youngest communities in Los Angeles. Downtown Los Angeles resides two miles south of Cypress Park, which gives the residents a short commute to the city while being able to enjoy a quaint neighborhood for living.

Eagle Rock is located in the San Rafael Hills outlined by the 134 Ventura and Glendale South freeways. Eagle Rock received its name because of a giant rock resembling an eagle’s head. Eagle Rock is one of the more ethnically diverse, high-income communities in Los Angeles. The population is split evenly between Latinos, Whites, and Asians with an average yearly income of $67,000. Eagle Rock is an ideal community for families. For the past several years, Eagle Rock realtors have kept busy with a large spike of home buying and selling that has made Eagle Rock the hottest neighborhood in NELA.


El Sereno is one of the oldest communities in Los Angeles. It can be found in the furthest east corner of Los Angeles. El Sereno is a medium sized community of Los Angeles, consisting of only 4.1 square miles. The total population is about 44,000 people, which is approximately 10,000 people per square mile.


Elysian Valley is a small neighborhood in Los Angeles, which contains 8,000 residents. Elysian Valley stretches along side the Los Angeles River. Elysian Valley is a family community that has a large population of children between 11 and 18 years old. The community predominantly consists of Latinos and Asians. Elysian Valley is a quiet neighborhood where families can feel safe raising their young and letting their children play outside.


Garvanza is a neighborhood located within the community of Highland Park. This neighborhood received its name on account of the large stretches of garbanzo bean fields that used to cover the land. The current population of Garvanza is about 9,000 people with an average age of 36, making it one of Los Angeles’ mature communities. The average income is 69,000, which is high for Los Angeles.


Glassell Park is located on either side of the 2 south freeways. Glassell Park is moderately diverse and is made up of mostly Asians and Latinos. Glassell Park has a larger average household size than any other community in Los Angeles. There are about 24,000 people in the population with an average age of 30. Aside from Eagle Rock, which is leading the way in gentrification in all of Northeast Los Angeles, Glassell Park homes for sale are commanding bigger and bigger offers for those buyers priced out of Eagle Rock and areas like Silverlake.


Each community in Los Angeles has its own specific population, which can cater to any individual or family looking to build a home and make a life.
