A roofing inspection is usually a closer look at your roof. If, instead, you’re facing stiff competition, a new roof may be the perfect incentive.

Your other big consideration in this category has to be how much you’re actually looking to make from the sale of your home. If you simply can’t afford it and you’ll have to take out a home equity loan to tackle the cost, a new roof may not be a good idea. Instead, simply deducting the cost of the new roof from the purchase price of the home might be a better choice.
