Landlord Software: Then And Now
In the area of property management software, the changes over the past decade have been astronomical. Any landlord worth their salt is well aware that they cannot run their business at its optimum level without decent property management software. Over the last few years there has been more and more to take into account when choosing which software they are going to use.
Those of us who have been in the game for awhile will remember the early attempts at landlord software. We probably also remember the pain that went with trying to use them. They were mixes of DOS based accounting and rent-roll systems that were a total nightmare to master and were so inflexible that they sometimes made a landlord's job harder.
We were extremely grateful when the first wave of Windows based applications hit our computer screens bringing with them much greater functionality and flexibility as well as putting even a person unfamiliar with computer technology in a position where they could usually nut out what they wanted to do. ... property management: accounting, marketing, payment and collections, lease management, financial management, financial modeling, and communications.
Despite these great leaps forward many landlords were left wanting more. No matter which software they purchased it never seemed to fulfill all their needs. Some landlords found that the only way to get the complete package was to run more than one type of software. This was both expensive and complex to the point of irritation.
It seems that the lack of a property software package that satisfied all the diverse needs of landlord's was due mainly to inexperience on the part of the product designers.
In fact, a lot of the people designing the landlord software that was available were computer geniuses but knew absolutely nothing about actually running a property portfolio.
This was often fatal for the landlord. What tended to happen was you got a product that looked great and ran perfectly on your computer but really did nothing for you in terms of your day to day needs as a landlord business man.
