How Does A Landlord Procure Epc?
Energy Performance Certificate offers a rating which graphically represents a grade of A to G on a scale, where A stands for the most efficient energy performance and G stands for the least efficient energy performance. This reflects the energy efficiency of a particular building which is either used for residential or commercial purpose, buy to let etc. You get a rating or grades for your properties, ranging from A to G which stands for higher to lower energy efficiency. If the building has higher efficiency, then it is rated A. G, displays poor efficiency and will not serve good for commercial purpose. A prospective client will not be interested in a building with a lower efficiency.
If you are a landlord pondering over the sale of your property, then, before selling your holdings, you can either procure EPC by directly seeking the services of Domestic Energy Assessors, Home Inspectors or approach them through their advisors for landlords in London. In European Union, all member countries have been directed to introduce EPC's as a measure to curb energy wastage and harmful ecological consequences. Therefore, it has ...
... been made mandatory to sellers, to submit EPC as part of Home Information Pack. EPC legislation is based around marketing of your property. If you have an existing tenant and there are no plans for them to vacate the property; there is no legal obligation to have an Energy Performance Certificate commissioned. Your housing stock will be assessed and certificated and you will be looked after by an account manager who will be directly responsible for your Energy Performance Certificate (EPC) instructions.
Energy efficiency of your house can be easily compared with another building of the same type. This allows prospective buyers, tenants, owners, occupiers and purchasers to see information on the energy efficiency and carbon-di-oxide emissions from their building so that they can consider energy efficiency and fuel costs as part of their investment. This has not only helped landlords or property sellers improve their reliability; but also benefits the buyers as they can now make their new homes energy-efficient and bio-friendly. Energy Performance Certificate is valid for 10yrs and by having an EPC produced now you could shorten the period from your tenant leaving to the property being placed back on the market. Reach out to EPC advisor for landlords in UK and get guided rightly! Seek for assistance.
