The city of Chandigarh is known for its well-planned architecture, pollution-sans and environment, and its thousands of small-scale industries. It recently also forayed into the IT sector by the development of a software park and garnered the attention of several tech giants. The city has also caught the attention of buyers and investors who are pursuing alternative markets to over-saturated Delhi and Gurgaon. The low property rates are the other reason why end-users have started taking realty market of the city seriously. Let us have an over-view of the prices of 3 BHK independent house in its different localities.


For affordable three-room real estate Chandigarh property, several areas of Zirakpur and Mohali can be the best choices. An independent house with maximum rate up to 40 lacs can be searched over Patiala Road, Mohali Sector 125, Zirakpur, Dera Bassi, Chandigarh sector 125,Green City, and Defence Colony(Zirakpur). In the price range 40-60 lacs, the houses can be looked at Kharar Road, Sunny Enclave, VIP Road, Mohali sectors 117, 127 &10, Shimla Highway, and Sigma City(Zirakpur).

... For higher price bracket, i.e. lying between 65-85 lacs, a three room Independent House is available in at Baitana(Zirakpur). In this range, one can look at in some of the above mentioned localities too. For example, at Patiala Road, one will find properties up to 85 lacs, though the starting value is, as mentioned above, is about 30 lacs. On the same lines, in Mohali sector 125, properties up to 90 lacs are available for sale. So, you see, real estate in Chandigarh offers flexible prices in a particular areas.


At some of the sectors, the rates are quiet high and a three-room independent house can cost in crores and above. Chandigarh sector 22, 35, 40, 27, 44, Panchkula sec 21, Mohali sector 85 and 122 have rates running up to 2-3 crore. At Chandigarh sectors 19 and 28, the prices are extortionate: the 3 BHK property is available in 20-30 crores!!.


In spite of the good infrastructure and all the modern amenities at a hand's distance, this city has still to emerge a realty hot-spot. A lot needs to be done in the field of IT sector, as the city, so far, has not been able to garner enough interest of the software giants. The software companies are still largely operating from their bases at Bangalore, Chennai, Hyderabad, and Gurgaon. The competition is stiff and Chandigarh has to put some extra effort in this field.
