As a home owner what will you do if you aware that interest rate is drop and it's drop significantly. Maybe you will think gosh it's time for refinance. Yes it's true, it's time for refinance. Because as a home owner, it's impossible you want to pay a high interest rate if you can get a lower interest rate. But is this a right choice for you? Here are home refinancing facts you should know.

Pros

of course, there are many advantages that you will gain if you refinance your home. You can pay lower monthly home payment. This mean you will have more cash on yourself every month.

Or if you are planning to buy a new car (or other items) you can use home refinancing as an option to pay .it's still a good deal if you can get a lower interest rate by refinancing your home than what you will get by applying for a new loan

You can choose to shorten your repayment term by refinancing. Even if you pay the some amount as your old mortgage but you gain a shorten repayment term. And in long run you gain even more than other because the longer ...
... they took the loan the more interest they will pay.

I highly recommend you use fixed mortgage rate. You can take advantage because interest rate is low right now, and you can lock you loan in this low rate. And you don't have to worry if one day the interest rate increase

Cons

You should know that every time you took home refinancing there will be closing fees. And if your overall saving by refinancing can not cover home refinancing closing fees. Then you should not consider refinancing. One of the best example for not taking home refinancing is that you already know before that you not going to stay long at this home.

Have you check your credit report? Your credit score do play an important part. Lenders always look at the credit score before they determine your mortgage interest rate. If you have a poor credit you may just got reduced interest rate.

When you refinance, you should also look at the loan term. Sometime lenders offer you lower monthly repayment because they have extended the repayment term. At the end, you even lose because you had to pay the closing fees without a lower interest rate
