If you walk in a commercial building or enter a home where the air-conditioning is quietly performing its function, you are comfortable and relaxed. Most likely a qualified, licensed contractor has installed an energy efficient system that was specifically designed to accomplish that comfort.

There are many advantages to using a licensed contractor to help solve your home or building's cooling needs. From a practical standpoint, a licensed contractor will be insured and will have the expertise to stand behind the workmanship. A licensed contractor will also have the product knowledge to know the equipment best suited for your project.

But, before we get ahead of ourselves, let's go back to the beginning. Whether it is a residential or commercial system, air-conditioning is a sizable investment. If the installation process is poor, it can lead to inefficient energy use, unnecessary repairs and unwanted additional costs.

You should not hesitate to ask for the contractor's qualifications. You should be certain the contractor is licensed, insured and fully understand the scope of previous projects. ...
... You may also want to ask about the contractor's memberships in industry associations. You should only use a contractor who is qualified and whose experience befits your job description.

Licensed contractors have shown the initiative to pursue licensing. These contractors are experienced, stand behind their work, are required to stay on top of industry trends and follow sound business practices. For installation of an air-conditioning unit or system, consumers should request a written contract, proof of insurances and all necessary warranties and guarantees.

A successful air-conditioning installation will address both the large and small components of the job. A licensed contractor will know how to size your home or office and will be able to help with the system design, equipment specifications, duct design and insulation requirements. A licensed contractor will inspect the floors, measure the ceilings, the walls and the windows of your property. Based on these findings, the licensed contractor will be able to help you select the proper equipment, the correct ductwork and best location for the air-conditioning or cooling unit. Proper air-conditioning begins with a good, well-conceived plan.

If you currently have air ducts that will be used for the new cooling system, the licensed contractor will inspect the ducts and identify any flaws. There are several remedies available but duct tape is not an acceptable option. Often a proper sealant can solve the problem but in a worst case scenario a section may need to be cut out and replaced.

A licensed contractor is always thinking ahead. A plan that allows for easy access for regular maintenance is recommended. It is imperative to have access to the interior coil and to the air filter, which will need to be regularly replaced. Some units may also require an access panel.

If your building does not have a forced air heating system, a licensed contractor will still be able to suggest ways to achieve air-conditioning. High velocity mini duct systems are now available as well as ductless mini split air conditioners. These new systems allow for air conditioning in older homes and are generally not prohibitively expensive.

Too many consumers misunderstand the role of a licensed contractor. By definition a licensed contractor possesses a "certificate of competency issued by the department and who shall be allowed to contract in any jurisdiction in the state without being required to fulfill the competency requirements of that jurisdiction." These certifications are usually designated by an occupation code. A licensed contractor is "qualified for and shall only be responsible for the project contracted for except as exempted."

Licensed contractors complete work in compliance with state mandated procedures. These policies are in place to protect the consumer and assure proper and safe installation of various commercial or residential systems. Contractors who are not licensed may very well know how to get systems up and running but there are no assurances that the system is in compliance with local or state ordinances and the consumer may have no recourse for improper installation.

Some property liability insurance requires operating systems to be installed by licensed contractors. These insurances will not cover damage as a result of faulty installation. Consumers who want the job completed in a safe, workmanlike manner by professionals should only use licensed contractors. It is the best protection for your home, or business, employees or family members.
