Building a house in Wollert, a suburb north of the City of Whittlesea located 28 kilometers from the business district of Melbourne, has never been more exciting with the unveiling of the Precinct Structure Plan (PSP). The plan was conceived because Whittle sea is becoming more crowded because of the rapid population growth. The land north of Melbourne is predominantly rural. The distance to Melbourne CBD, offers both advantage and disadvantage: the obvious is house and land packages in Wollert are still very much affordable compared to the congested urban areas.
Rich in heritage
Wollert is covered by the land belonging to the Aboriginal people known as Woi wurrung, whose territory is concentrated on the Yarra River and extending west to the Werribee River. When you buy a house and land in Wollert, expect to have a front seat to the Great Dividing Range to the north. In the years between 1851 and 1888, in what has been known as the Victorian gold rush, Wollert played a crucial role as a good source for the gold mines. Today, old homesteads and farming complexes can still be found all throughout the suburb.
Rural ...
... no longer
Going back to the PSP, the North Growth Corridor Plan will cover about 965 hectares of land within the PSP area to be developed into residential, schools, parks, town centers and another 215 hectares for factories and corporate offices to promote employment. Today, the township is still relying on the Brickworks Limited plant as well as the number of quarrying operations in the area for job generation.
Once the North Growth Corridor Plan is realized, expect the cost of real property in the area to skyrocket and that means building a house and land in Wollert will be three or four times more expensive than the current prices.
Median House Price
The median house price when you buy a property in Wollert is $410,000, according to the website realestate.com.au, although you can also choose tract housing units if you want cheaper packages. But the disadvantage is you can’t really choose at the outset what type of design you require and you will spend money later on to customize the house you purchased.
But there’s another option: look for developers that specializes dealing with affordable Wollert house and land packages. In that way, you get to customize your house and address the problem of costing.
