If you are trying to sell your home without the assistance of a realtor, then knowing the secrete for writing a successful home listing can not only save you money on a commission, but it will actually help you to accomplish your main objective, which is selling your home. While the buyers that are looking at home listings are generally looking for three things, price, location, and number of bedrooms, if not presented in the correct fashion your home listing can get crossed out as fast as it was looked at.
The key to writing a successful home listing is to make the potential buyer curious enough to want to come and take a look at what you have to offer. A successful home listing should be laid out as follows:
•Price and location: This should come first in your home listing as it is where you can gain or lose a lot of prospective buyers. Believe it or not, many buyers are only looking in a specific price range and specific location. •Features: Next in your home listing you should list the features of your home. Start with the number of bedrooms, then bathrooms, and then list off features such as a den, a garage, fenced yard, and so on.
This is also a great time to mention any recent upgrades you may have had done to the home, such as a new roof. Be sure to be clear but general and don’t mention every little detail that you think makes your property great. Just because you think it is great that your home is close to the highway because it offers easy access to travel, a potential buyer may think that it is going to represent noise and pollution. The key is getting the buyer to come look at the property and let them decide for themselves what they love and hate. Avoid saying things like “needs work” as this can scare a buyer away fast. Again, get them to come see the property and let them decide for themselves what they can and cannot live with.
•Personal information: This seems obvious but is often overlooked in home listings. Don’t just give a phone number, but give your e-mail address as well. This gives a potential buyer another outlet to reach you. If you have a cell phone, be sure to list that number instead of your home number as you never want to be gone while opportunity is calling. You should also be sure to put your name in the home listing. This gives the home listing a more personal touch and makes the buyer feel a bit warmer when calling.
The most successful home listings are ones that are not too long, are straight forward, and offer lots of reasons for the buyer to call and not a lot of reasons for the buyer to cross the home listing off. By wetting the appetite of the potential buyer you will not only have your phone ringing non-stop, but you will find yourself at the closing table in no time at all.
