To my opinion, investing in plots is prudently better option than buying constructed properties. This is because land appreciates more than constructed properties and you will certainly get better value for money in the near future.

While purchasing plots in Chennai, I have come across the fact that while buying a plot, more precautions and grounding is required as compared to assembled properties like houses or apartments. Therefore the primary concern is clear title and ownership. Yes you read it right, avoid buying a land with pending liabilities and have clear title.

With clear title I mean that, the land should not have any no outstanding loan, taxes, mortgage, claims, court case etc, generally these details are included in 7/12 Extract. In case there are multiple owners on 7/12 Extract, make sure all of the owners sign on the sales deed/ agreement. This is most common cause of later proceedings.

Before purchasing plot for sale in Gurgaon or any other city, do examine that the plot is not part of the land that is acquired by the government or pending to be acquired by government for any civil projects ...
... (road, water, electricity, sewage, dumping yards, railway, civil markets, city/ town development authority, etc).

Likewise every other city, you can also find good number of plots in lucknow. The city is constantly developing with all means due to which it has become one of the most preferred city for investors to empower plot here for future perspectives. Plus prior to purchasing plots in noida, avoid purchasing it from sellers who guarantee minimum appreciation, and minimum recurring income, and schemes that look too good to be true. Also avoid sellers who are in hurry or rushing through the process or offering cheap rates or deep concession for cash payments and closing the deal early. This is because they are probably covering up land status or ownership related issues that may cause huge problems for you in the future.
