To my opinion, investing in plots is prudently better option than buying constructed properties. This is because land appreciates more than constructed properties and you will certainly get better value for money in the near future.
While purchasing plots in Chennai, I have come across the fact that while buying a plot, more precautions and grounding is required as compared to assembled properties like houses or apartments.
