Land is a good investment and since it is a limited natural resource it is always at a premium. But the cost-effectiveness of a land deal depends on how prudently you judge the actual value of the land and how you seal a good deal.

Land for sale is available really cheap in several areas of the United States. This is an excellent time to search for properties and make a purchase that will be the best deal possible. The time is right to buy foreclosed land, cheap government-seized land, affordable real estate via auctions, and take advantage of the rising foreclosures and record lows in real estate prices. Land for sale now offers irresistible discounts and huge savings.

The time may be right for you to look for excellent deals in land for sale, but keep some important factors in mind before making a rushed decision:

* Do not buy a piece of land just because you can afford it or because it is coming cheap! First give serious thought to what you want to do with it. If you plan to leave it as it is and sell it later if its price gains momentum, then really there is nothing much to consider except how much ...
... the land is likely to appreciate in future.

* Land appreciation depends on the development of its immediate vicinity, its agricultural value, its green cover, its other natural resources and any mineral deposits. So, many factors will determine price. As an investment option you will need to study all these features of the land in great detail.

* Rocky and non-farmable land comes cheaper than fertile farmland. A wooded property will be cheaper than cleared land and you will need to account for costs to clear the woods if that figures in your plans.

* You will need to account for any existing structures that you may need to pull down to make the property usable for you. Consider the cost of that and any maintenance costs that may be otherwise required on the land.

* Accessibility is an important factor to consider. Facilities that you take for granted in a city may be luxuries in some areas where cheap land is available for sale. These amenities include even something as basic as a grocery store or medical facility.

* Before a purchase, you will need to factor in land uses like building a residential complex or a commercial establishment or a recreational facility or a farmhouse or a sports complex or any other institution.

* An easy access to facilities will make a property more expensive and land that is off the beaten path will be cheaper. Sometimes electricity will not be readily available, so will that be detrimental to your business (if you plan to set up one there)?

* Also consider other questions like – how close to your targeted market is your land? Will transportation of produce be a huge issue to resolve? What will be the costs involved and are they worth it? What is the size of the property you need?

* Consider the climate, natural bodies like lakes, rivers, hills and wildlife too, while considering a land sale. A personal visit is very important to get an accurate idea but a reliable online dealer in selling land will provide you with accurate descriptions and maps for the first assessment.

Find land for sale and keep all these aspects in mind before signing on the dotted line.
