Improvement of Construction Management Practices with Lean Construction Principles:
In order to accomplish strengthened construction management practices especially at the fourth stage of Infrastructure Value Chain i.e. Operations & Construction, Lean Construction Principles play a vital role. Lean Construction Principles and Practices refer to deployment of leaner and smoother construction practices by the virtue of clear and significant elimination of waste from each and every stage of construction practices. As per the statics, waste is not an element that concerns the wastage of material or resources used in construction. It also applies to construction and resource planning as well. If the statistics are to be believed, of the total time and efforts spent by construction workers only 20 to 25 per cent of those efforts are value adding, rest is wasted due to either unplanned activities or lack of interest & sincerity.
With the employment of Lean Construction Principles and Practices, substantial cost savings and time optimization can be achieved. Through these principles and practices, the construction process becomes swifter with lesser time taken for each activity. Hence even if the value added time of human resources and construction workers is raised to 40 – 50 per cent, there is 100 per cent optimization in their efforts.
