An Exclusive Buyers Agent Is A Relocator’s Best Friend
Let’s say you are a mid-level executive at a large company with no place to go (the boss’s son is above you in the hierarchy). You need to relocate to another area. You should know that many companies are forgoing interview and relocation expenses for new employees since budgets are tight. They often look locally for employees first. Bad news for you if there are no other companies in your area needing your skills.
So what can you do?
The first thing to do is start networking to find the perfect job. Once you get a few interviews, you will need to start making decisions about which areas might be best for the entire family. This is where having an exclusive buyer’s agent can really make a difference.
Costs to a company for relocation can range from $3,000 to $20,000. They may include, reimbursement for a trip to stay in the area to look at homes, moving expenses, closing costs such as points, title and legal fees, and help selling an existing home. Some companies have lender connections for ease with financing. Sounds great, right. But any potential employee who can save the employer some of these ...
... costs will be looked upon favorably.
It helps to understand that many employers pay for these costs by partnering with agents who have to give them a large portion of their commission on the purchase of the new home. They dissuade the relocator from using an agent of their choosing by withholding these perks if their agent is not used. The agents that accept this lower commission arrangement are often not the ones you would choose if given the opportunity.
Foregoing your ability to choose your own agent can many times result in an overall increase in total costs (by overpaying or choosing the wrong home), while using an exclusive buyer’s agent, for example, can save you money in many areas.
For example, in the Philadelphia area, there are usually no loan points paid, title fees are negotiable and lawyers are not commonly used. So the “perks” offered to get you to use the preferred agent are not really perks at all. Making more than one trip to an area, even if it means a bit more cost to you or the potential employer, is a wise decision and can make a huge difference, particularly when the exclusive buyer agent you are using culls out all the bad houses that looked great on-line, while still showing you are the good ones (even if they are not listed with their company--they do not take listings).
So make your relocation an easier one by speaking up about having your own agent and even agreeing to pay for a few of the costs, perhaps. You may not only get that job, but also the absolutely perfect house for your family in the best possible area.
