Tips On Entering The Buy To Let Market
Buy to let has become increasingly popular over the past decade, with soaring house prices resulting in an increased number of people seeing the benefits of bricks and mortar investment, and many deciding to go down this route as a way of investing in their future.
Whilst it is true that house prices are now falling, and the tighter credit conditions could make it harder for some people to enter into this sector due lack of mortgage availability, there are still many people who are still interested in entering into buy to let because they think that house prices will rise again over the next few years.
Anyone that is still interested in getting involved with buy to let needs to ensure that they do their research in order to make the most of their investment, and there are a number of points to consider.
If you are looking to get into the buy to let market you need to ensure that you have all the facts on the sector that you are getting involved in. This means researching the market property, learning about the pros and cons of buy to let, looking into the mortgage market, and evaluating demand for rental ...
... properties.
You need to remember that the global credit crunch has had a profound effect on the mortgage market, and you may not find it easy to get a buy to let mortgage in the current climate. Also, you may need to have a lot of money available upfront, as you will usually need to put down a higher deposit with a buy to let mortgage.
Do some research and work out what sort of rental income you are likely to make from the property before you apply for the mortgage, as lenders will then be able to determine whether you can borrow the money and how much they are prepared to lend you. You also need to remember that there may be times where there is no tenant for the property, and with no rental income coming in for those periods you need to ensure that you have financial back up.
The area in which you purchase your property will go a long way towards determining the success of your buy to let venture. You should choose a property close to various amenities and transport links, and also one that is in a nice area where tenants will choose to live.
Make sure that you have a think about your target tenants in order to help you find the right property. For example, you will need a house close to amenities and transport links if you are considering student groups but you could opt for a smart apartment if you are targeting professional singles or couples.
