Fundamentals In Perth Property Management
Property management is about returning the maximum possible reward for a buyer’s investment. Property management involves tenant management, property maintenance, and retaining a high occupancy rate. Here are just a few fundamental aspects that can contribute towards successful Perth property management.
Maintain the property
The property manager not only has an obligation to ensure investors provide a safe and functional property; they have a responsibility to undertake a certain level of maintenance and repairs. A proactive property manager will discuss a wider maintenance plan with owners so repairs and proactive maintenance ensure that costs are kept to a minimum, that tenants are happy and the owner is maintaining their legal obligations. IF a property manager fails to do these things then issues can arise very quickly.
Invest when it matters
Few people will be interested in leasing or buying a run-down, unattractive property. It could potentially be beneficial for an investor to install an air-conditioner, or provide a low-maintenance garden, or splash out on a new coat of paint in the property. ...
... These things can not only increase the property’s attractiveness to current and potential tenants, but also pay off in the long term, contributing to the property’s capital growth. . A simple addition to a property, researched correctly, could potentially add thousands to the value of a property. This is perhaps something that could be considered more throughout Perth property management. It is for the property investor to decide whether an addition or renovation will pay off in the long term, or whether smaller repairs or alterations will be sufficient.
Maintain maximum occupancy
In the case of a rental property, it is ideal to have full occupancy whenever possible in order to reap the maximum return on investment. A high turnover of tenants increases costs as the property needs to be advertised, and the property may not be utilized to its full potential while it has no residents. Keeping the tenant happy is therefore a useful goal. Ensuring the property is well-maintained, responding to repair requests in a timely manner and even upgrading or improving aspects of the property can all be beneficial to this objective. Another factor of a good tenant-manager relationship is the consistent and reasonable enforcement of regulations and rules, as well as regular communication between tenant and manager.
Keep the lines of communication open
Perhaps one of the best skills a good property manager could have is communication. If every person involved with the property is well informed of the agreements and terms, it can make any conflicts simpler and faster to resolve. For example, communicating the conditions of a tenant’s lease clearly should ensure every party involved will understand the expectations if the tenant fails to pay, or damages the property in some way. In this way preparation on behalf of the property manager is key.
In conclusion, there are some fundamental aspects of managing a property that can potentially pay off greatly. Perhaps one of the most important things a good property manager can have is a strong and direct line of communication between all parties involved. This can lead to successful Perth property management.
