Staging is an important part of selling your home. When a buyer comes into your home, they want to be able to feel like the house will be a good place for them to actually live in. Seeing what a house would be like with a comfy couch in the living room, or a bowl of apples on the kitchen table are the finishing touches for making a house feel like a home. Staging is an important part of letting the buyer feel what it would be like to live there, and can even help to increase the final sale price of the property itself. Some sellers choose not to use any staging when trying to sell their home because of trouble of doing it. Most of the time, just a few small touches can really make the difference for the entire home sale.

The art of staging a home for sale is so particular that there are many who actually specialize in doing just that for home sellers. They are able to help the potential buyer really feel how comfortable the living space is. This is important for every room of the house. When you go to look at an empty house without any staging, a cold empty bathroom can be hard to think of as a welcoming place to wake ...
... up to in the morning. By having something as simple as a small vase of flowers, or a couple of nice soaps can give the potential buyer a really nice feel.

By using a professional, you can take the pressure off so that you can focus on more important aspects of the sale like the paperwork. If you do decide that you want to avoid the costs of hiring a professional and want to set up the stage for yourself, then you will want to make sure that your personal touch is not there. You don't want it to seem like they are moving into a place that you still live in. By having small, warming touches like having hot coffee and muffins on the counter for people coming to the open house, you have achieved a staging of what it would be like for the buyer to have company in the morning without forcing them to see an already furnished kitchen. The seller should not go overboard by adding personal or family pictures, because that would make it difficult for the buyers to see how there own belongings would look in the area.
