This is a positive reflection on our society; however, the rapid population growth combined with the increasing age expectancy presents inevitable problems. Food and water shortages are becoming more prevalent in crowded areas of the world and overpopulation is a growing concern. With more humans on the globe, there simply aren’t enough resources to go around. World leaders and many organisations are initiating and supporting efforts to conserve natural resources and make automobiles, homes and cities more efficient. Along with these efforts comes a movement demanding space efficient properties and well planned cities and suburbs that can withstand the population flux. Because of its complexity, developers often work closely with planning consultants from start to finish during the town planning application process.
Planning consultants can play many roles in the planning application process. Property developers usually contact planning consultants in the very early stages of the development process. The property developer will scope out a desirable location and decide what they want to build on that piece of land. They will then draft up a proposal outlining the current state of the land, the envisioned development process and projected budget and benefits that the development will yield. At this point in the planning application, the developers will contact planning consultants to discuss the proposal.
The planning consultants will review the proposal and give feedback to the developers. Planning consultants work in two main areas; residential development planning and commercial planning. For the residential sector, planning consultants evaluate the proposed use of the land and determine whether it is economically sound. This could involve maximising space efficiency, evaluating current and future infrastructure and determining how consumers will respond overall to the development. Planning consultants also give recommendations on how to maximise land efficiency.
For commercial urban planning application, the main role of a town planning consultant is to determine whether the commercial development will be profitable or not, and to what extent. In the case of all businesses, the ultimate goal is to maximise profitability. Urban planning consultants will make recommendations on where to build stores based on market research, current store locations and economic forecasts.
