You have been contemplating to build your own house but were refraining from doing so because of the high prices of plot! However, you have heard of a land sale and you are interested in going there because of the chances of getting plot at low prices. But, such a process is not free of scams and though there are genuine land for sale in by good developers, there are some things that you should keep an eye open for:

You may find that a particular piece of land is up for sale at a very low price and everyone might be scrambling for it, stop and think. Is it because there are some problems with the land because of which the sellers are trying to get rid of it? You should first insist of checking the documents. However, they can be faked as well. So, after you check the documents, recheck the details given on them from the officials and the concerned sectors. This might take a day or two and if there is no problem, then the sellers will let you do so.

However, if they show any kind of reluctance, refrain from going ahead. Also, do not just believe when they just say that ...
... the location has good transportation and other facilities. Go to the location in person and check it out. If possible, get a builder to check the soil and see whether the land is suitable enough to make a house on it, like checking for ground water level etc.

By keeping these few points in mind, you will at least ensure that the immediate dangers of falling prey to a scam can be avoided. You can then go ahead with the procedures of land sale if you want.
