According to the clauses of Section 20 of the Landlord and Tenant Act of 1985, a complete maintenance and repair or improvement is carried out by a landlord for all the external areas of a house. However, for the internal improvements and renovations there is a need for the clause of Section 20 consultation. There is a percentage of the expenses that will be payable by the tenant. There are consultation firms who are often entrusted with the responsibility of maintenance and upkeep of houses. For any expense that will cross the amount of £250 it will be required that the tenant is consulted and intimated of the same.

As part of the section 20 consultation, there will be detailed discussion about the nature of work to be carried out on a house; also it will be specified about the importance of the said repair and renovations for the house and the benefits that will be enjoyed by tenants as a result. ... details and the specific costs will be provided within the same notification. You can also contact the company entrusted for maintenance and check further details of the work notice. This current ruling within Section 20 has been initiated after the last amendment of the same Act in 1985.

According to the clauses of section 20 a tenant will have a time schedule of 21 days from the date of receipt of the notification to respond accordingly. This includes all observations and enquiries that you may wish to clarify about the nature of repair or improvement work and their importance. According to the Section 20 consultation a tenant will also retain the authority to question the nature of work and the costs and expenses involved as part of it.
