Property Investment And The House Crowd
Even in today’s difficult times it is impossible to ignore the attraction of property as a form of
investment. Opportunities for securing attractive returns on investments can be found across
the UK as the pool of distressed bmv properties (below market value properties ) keeps
growing.
Traditionally the investment opportunities in the property market have been open to a
relatively small group of people. Those with access to large amounts of cash who have
detailed knowledge of the property market and who have the time and skills to ensure a
property is renovated and released back to market quickly were the ones who could take
advantage of the market.
This situation is being radically altered as the internet delivers new opportunities to all. One
new phenomenon that is sweeping the world, driven by the internet is Crowd Funding. Put
simply it’s about a crowd of people who share an idea and get together to fund a project. A
recent crowd funded project saw Isle of Wight based video games developer secure over a
quarter of a million pounds of funding ...
... to develop the next edition of its popular game series
Carmageddon and in these times when banks are unable to loan to businesses and offer such
poor returns to depositors crowd funding is set to become the next internet phenomenon.
The House Crowd provides individuals with the opportunity to invest small amounts of
money, as little as £1,000, in the property market. The House Crowd provides the property,
legal and development skills so there is everything needed for a successful investment in the
property market – without leaving your own armchair.
Today’s depressed property market is reporting that property prices are flat lining and are
expected to continue doing so until at least the end of this year. This situation does not
detract from the draw of the House Crowd because their success is driven by an ability to
identify a good investment property (and there are plenty around at the moment), to secure
that property with the minimum of professional fees (finder’s fees will often cripple the
viability of many property projects) and to ensure the property is renovated professionally,
and all renovation costs are managed carefully.
The House Crowd partner with crowd funders who invest in individual projects. The
minimum investment is £1,000 and projects see typical returns over a three year period, of
between 15 – 19% per year. In addition to this fully secured property investment, investors get a pro
rata share when their property is sold.
