A man’s castle is his domain, right? Charleston South Carolina homes are not typically open to the public, so even though one would like to move, the task and invasion of privacy can be a bit daunting. Strangers in and out. Not knowing what will happen or when. It can be stressful.

There are several things homeowners can do to prepare their Charleston South Carolina homes for sale that will not cost a great deal of money, but will make a big impact. Additionally, preparing psychologically can go a long way as well.

Here is the Big Question

How ready are you to sell? - This is not just making sure your home is clean. It is a mindset. A psychological preparation.

Keep in mind that it is never convenient for sellers trying to sell Charleston South Carolina homes. Taking the time to be prepared ahead of time is important. This way, when the showings occur, you can rest assured that you are ready wiling and able.

Here are a few things you can do to prepare:
1. Have a garage sale - This way you can clear out the clutter, have a little extra pocket money and have less stuff to move.
2. ...
... Clean like crazy - Charleston South Carolina homes show best when everything is sparkly clean. They also sell faster, which makes life easier for you.
3. Cut and trim your yard - People love yards and if you take a bit of time to make yours look good before someone comes, they will not see it is an overgrown jungle to maintain, but a great sunny place to enjoy. Out of site, is out of mind when it comes to yard maintenance.
4. Paint your front door - This is the first impression. Many Charleston South Carolina homes have bright colored doors. Don’t go overboard with a crazy color. But something, fresh, bright and inviting is, well, inviting. While you are at it, change out the doorknob, or add a shiny new door knocker.
5. Paint the interior - Whoa, I know this is not an easy and a quick thing to do. But take this advice with a grain of salt. There are many new construction Charleston South Carolina homes to compete with. If your house needs a fresh coat, a little paint might make someone choose yours over someone else’s.

Now Focus on the Psychology of Selling

Picture this. It is 5:00 pm. You just got home from work and are ready to relax, kick back and enjoy a bit of family time. The phone rings. A buyer wants to see your home at 6pm. Do you:

a. Say bring it on and take the dog for a walk
b. Say no way and ask them to reschedule
c. Not answer your phone

As I mentioned above, having your home on the market is certainly not convenient. I know when I recently sold my home I only wanted to have one showing and one buyer look. After that, I was ready. So my point is, be focused on what it will take to sell your home. Be reasonable.

What sells homes?
Location
Condition
Price

Location is something that we cannot change. But price is the cure all for this. If you live next to a shopping center, then acknowledge that it may not be as good as the neighbor six doors down that lives on a lake. Price it accordingly and it will sell.

We discussed condition above and while making your home shine takes some upfront effort, I promise your hard work will pay off with a faster sale and less showings. Ask someone who has had their home for sale for 7 months. These two things are a winning combination.

Price again is the common denominator. A high price is something you typically want to achieve, and as Realtors, so do we. We are on your side. But just when you feel you are getting frustrated about your home taking too long to sell, consider a price reduction if needed. Even a minor price reduction can have the best of effects.

Expect Results - Preparing your home to present it better than any other in the market, and exploring the psychological aspects of a home sale will help you sell in good times and bad. Being open minded, and trusting the expert you have hired will achieve the goal.
