First and foremost, you need to understand that purchasing bank owned real estate, or REO as it is more commonly referred to (Real Estate Owned), is unlike any other House purchasing knowledge. For starters, you don't have any of the assurances with REO that you would when purchasing a new House through a realtor - mainly because these Condos are those which have failed to sell in a foreclose auction, and thus reverted back to the bank. Additionally, these agents can typically negotiate a better deal with the bank for you, than you would be able to find on your own.
A few tips that you should keep in mind when you opt to purchase bank owned real estate:
* Hire a buyer's agent who has no connection to the bank in question
* Never try to negotiate directly with the bank yourself, always let your agent do so
* Don't be afraid to turn down a counter offer
* Look for Condos which the bank has owned for a long time - the longer the better, as you will be able to negotiate a better value.
Remember, purchasing a bank owned House is a great way to purchase either your first House or to purchase investment condo. Make certain that you have an agent working on your side when you talk to the bank, and your next House could be a bank owned condo.
