Using Thermography For Home Inspection

Infrared thermography may be defined as the detection and measurement of emitted thermal energy (heat), using infrared digital cameras and infrared detectors that translate the invisible infrared spectrum (heat) into a visual format. This thermal image may then be interpreted to provide a non-invasive and non-destructive method for identifying building defects and deficiencies. In addition to finding problems, infrared home inspections may be useful for clearance purposes and also to confirm that the previous diagnosed issues have been properly fixed and rectified.

Application of Infrared Thermography

• Water intrusion: This involves scanning the interior surfaces of a building with an infrared camera to reveal excess moisture presence (which may lead to mold growth) due to plumbing leaks, roof leaks, leaks around windows, etc. Wet areas of buildings become cold when energy is transferred during the water evaporation process; therefore, a wet area would be easily noticeable in the scan.

... leaks: Scanning roof coverings reveal water incursion and accumulated moisture below the surface. Due to its thermal properties, water typically gives up heat at a much slower pace than the surrounding roof materials. The areas of accumulated moisture are therefore easily detected when inspecting the roof surface. This type of roof inspection is best done during late evenings after the thermal energy liberated during the daytime has been transferred or released.

• Insulation deficiencies: Presence of considerable temperature differences, due to variations in thermal energy transfer, allow for detection of deficient or missing insulation when scanning ceiling and wall surfaces.

• Electrical hotspots: Deficiency within the electrical system may be made visually apparent by use of an infrared camera. For example, a deficient connection between electrical components may result in resistance, which would manifest in an apparent temperature rise when compared with similar types of connections under similar load conditions.

• Structural issues: Differences in thermal capacity, conductivity, and other intrinsic qualities of building structural components may allow for their detection when examining the walls, floors, and ceilings with an infrared camera and detector. Under the right conditions, missing structural components, and portions of structural components that are damaged, may be detected.

Nobody likes ‘surprises’ when it comes to their homes; especially when there is a huge cost amount attached to them. No matter if the person is a seller, a buyer or just a complacent homeowner; with thermography, he or she would definitely be able to protect himself against the above lingering problems and corresponding costs.
