Homeowner loans generally take the form of mortgages and second charges that are loans secured by property. Most new home buyers obtain a mortgage to help finance the purchase of the new home. There is obviously significant risk for borrowers who take on too much debt against their property or borrower irresponsibly. Many consumers tend to use debt as a way to fund purchases that cannot be afforded at the point of purchase. Because of the risk involved, homeowner loans should be used as necessary, and only when it makes financial sense. The benefits of the lower rate loan and the use of the loan should be weighed against the risks and costs. When borrowers do find a favorable opportunity to use a secured loan, there are certainly great advantages in doing so.
