People living in the main city centres think twice to move towards peripheral areas. The main reason behind such a move is being away from the convenience of shopping, good institutions, hotels etc. With real estate saturating in the main cities, it has become necessary to attract people towards peripheral areas and at this juncture the best model is to have mix land use development.

When suburbs were coming up people thronged the places but still find it difficult to adjust to the fact of driving kilometres to get things of daily use or for medical purposes. To address this issue, developers came up with projects that have commercial spaces right inside the project. Mixed-use developments have many benefits, particularly in the city centre. The range of activities can help to attract people at different times of the day and night which helps make the area feel alive. This in turn attracts customers helping the area to thrive both economically and socially. This idea was of benefit not only to the buyer but also the developer as could attract more investors. From the developer’s point of view, it ensures a model with ...
... maximum return on investment with an adequate ground and flexibility to play around. It is comparatively easier to market mixed land development projects and such projects also offer higher appreciation levels.

One such futuristic development is taking place in Noida as Wave Infratech is coming up with a futuristic project christened as Wave City Center. This mixed use development will be first-of-its-kind in India, spread over sprawling 152 acres, in Sector 25(A) and Sector 32, Noida. Wave City Center will be a unique combination of swanky fully-furnished offices, hotels, retail spaces, shopping, dining and world-class entertainment options to provide an unmatched experience. The development of Wave City Centre will involve approx. 4 crore sq. ft. of built-up area. Wave City Centre will provide 90 Lakh sq. ft. of Serviced Apartments and 90 lakh sq. ft. of Residential facility apart from ample premium office space, range of 5-star and 4-star hotels and parking spaces for 43,000+ cars.

One of the key highlights of the project will be branded apartments which will be maintained by the leading hotel chains, having their hotel in the Wave City Center. Wave City Center’s convention center will give you all you need to ensure that you create a fine impression. For food lovers, Wave City Center will offer an exhaustive list of food options, featuring two large food courts. Wave City Center is envisaged to provide luxurious movie-viewing experience with 10 screens and 3,000 seating capacity. To make moving around convenient, Wave City Center will be well-connected internally via Bus Rapid Transit System.

As per recent research, mixed-use projects have been singled out as the favoured type of development which offers greater convenience for busy professionals. Such projects also appeal to both empty nesters and their young adult offspring by providing pedestrian-accessible retail, restaurants, parks, supermarkets and offices.
