Epoxy floor coatings are easy, cost effective and aesthetically pleasing way to enhance a dull gray concrete floor. This paint resin does not only improve the look of the floor, but also, seals the cracks and holes in cemented floors and provides an added layer of strength and protection. It is resilient to stain and great at concealing minor imperfections. Once applied, it gives the floor a glossy finish in different shades which can be enhanced with decorative quartz, paint chips and other design options.
Hiring professional installers in Philadelphia can save one on future maintenance costs. A 2-part epoxy binder (base coat for decorative chips) which contains 95 – 100 percent solids results in a much thicker and, therefore, more durable coating finish. On the other hand, it is because of this extra thick finish that special care and maintenance should be observed for epoxy floors than floors with different finish like polyurea polyaspartic, concrete overlays and concrete coatings to name a few. To preserve its hardy surface, here are some simple steps:
1. Frequently sweep or dry mop epoxy ...
... floor. Dirt is very abrasive and can leave scratches on the epoxy flooring. Despite its durable material, even small bits of dirt or debris can be embedded in the epoxy if not removed properly and regularly. If the floor is located in the garage, a leaf blower is effective in removing the debris.
2. Scrub stained areas with degreaser and follow it up with clean damp cloth.
3. Use all-purpose cleaning product (ammonia would do) and mix it with warm (never hot) water according to manufacturer’s direction. Scrub the floor with sponge or string mop as needed. Take the necessary precautions when using ammonia which is caustic and can burn skin. Make sure the area is well-ventilated and wear protective clothing.
4. Rinse well the bucket of soapy water as well as the mop head before rinsing the floor with clean water. Do this until any suds or residue is no longer seen on the floor. Allow the floor to dry naturally or wipe it down with a clean dry cloth.
5. Wipe and clean up spills immediately. Keep moisture off epoxy floors as this may cause the epoxy finish to bubble which could then destroy the finish as well as the floor below it.
6. Dish soap or bar soap is a “no-no” on epoxy floors since will create a build-up that will be difficult, if not impossible to remove.
Nevertheless, no matter how well-maintained the epoxy floors are, it will and it can, eventually, be damaged over time. Some tips:
1. Clean the damaged area to get rid of any dirt, grease or debris.
2. Fill cracks, deep scratches or holes with epoxy filler which comes in a tube and are readily available at most hardware stores. For light scratches, a clear wax filler stick can easily do the job.
3. Use a dry cloth to wipe away the excess epoxy or wax. Let it dry.
4. Sand the epoxy filler with 300-grit sandpaper until it is flush with the surface of the floor.
5. Paint over the damaged area with the same shade of epoxy paint used on the floor to camouflage the damaged area.
With regular cleaning and repairing any damage as soon as it is noticed, one can extend the life of epoxy floors and help maintain its beauty for years.
