Conveyancing is concerned with preparing legal documents when a property is to be transferred between the buyer and the seller. It is a very important step in the buying and selling of a home and is usually carried out by a conveyancing solicitor who is fully trained and qualified in the process.

The process of conveyancing is not the same everywhere and can vary significantly depending on location. That is why it is so important to hire conveyancing solicitors who will be up to date with all of the rules and regulations in your jurisdiction. However, there are some things which are the same in each conveyance transaction.

Conveyancing Basics

One of the things which conveyancing always includes is the act of obtaining a written document between parties in regards to the transfer of the property from one person to the other. This will generally include an escrow period and a closing which will occur when the property is finally transferred. By using conveyancing solicitors to draw up any paperwork and liaise between parties, you can ensure that your best interests are looked after and that your transactions ...
... are all legal and above board.

Escrow

The escrow period is important as it allows time for both parties to meet the conditions which are set out in the conveyancing contract. This will include things such as finances and home buyer surveys etc. The buyer is protected in this period and can choose to pull out of the deal if all of the contract conditions are not adhered to.

Closing

If all of the conditions laid out in the contract are met then the conveyancing solicitor will go ahead with the closing. This will signify the transfer of the property from seller to buyer and will be the time when money and deeds are transferred. Once this is done, the deed is recorded and the process is complete.

Finding Conveyancing Solicitors

There are lots of conveyancing solicitors out there and some are better than others. Therefore, it is always a good idea to seek recommendations or do a quick internet search for good companies before settling on someone to carry out your conveyancing for you.
