The poor economy has cause many homeowners to choose to renovation their home instead of selling. Building and renovation can add value to your home and accommodate changing requirements to your lifestyle.

Generally, some home improvements add more value then others:

1. Kitchens: Even some basic improvements to the kitchen can pay off. Energy efficient appliances, stainless steal, new cabinets and countertops, and flooring can significantly change the look feel and value of your home. If your goal is to increase the value of the home to resell it, a classic design and neutral paint tones are best as these will appeal to a broader range of people. A well renovated kitchen can recoup between 70% and 80% of the remodeling cost when the home is sold.

2. Bathrooms: Besides kitchens, bathrooms can give your home the best boost in value. You should make back between 65% and 75% of your costs of remodeling a full bathroom and around 65% of the cost of adding a full bathroom upon resale. Consider new fixtures including a bath tub, a double sink instead of a single one, recessed lighting, new flooring ...
... and wall tiles to increase the value of your home.

3. Creating space: Generally, building and renovation that increase space in the home have a longer value that ones that just improve the aesthetic look of a home.

4. Security, windows and green products: The increase of the general cost of living, saving on utility bills can be a big advantage. Energy-efficient improvements can add to the resale value of your home. Efficient windows and doors, a new roof and perhaps maybe even solar panels may be pricey to install, but around 65% to 76% of this cost could be recovered at resale.

5. Basic Improvements: Basic improvements should take priority over new fixtures. Your home will still have a low value if the roof is leaking. Basic improvements will provide the greatest return.

Whether you are looking to renovate to improve your quality of life or to resell you home, building and renovation can be a wise investment.
