Battle Of The Agents: High Street Versus Online

There has been a lot of talk over recent years that traditional estate agents in the UK could be on their way out, as online operators take over. Some high street agents have even made the move to only operate on the internet, but is this really a sign of the times?

One comparable that has been mentioned is that of low cost airlines. However, where the rise of cheap carriers saw air travel prices fall, estate agents fees have remained relatively constant.

Online fees are cheaper, as they tend to charge a flat fee rather than a percentage of the final sale value, but the service they offer is not as extensive.

People still like the personal service of a face to face meeting, which you cannot get online. Many also prefer a viewing to be conducted by the local estate agents, which exclusive online companies again do not do.

Further concerns exist regards getting accurate valuations and understanding the marketplace. A traditional agent also gets to know their buyers and their position, whilst they are also able to negotiate prices and chase a sale’s completion.

... could also be reduced online. Whilst many buyers do search the internet first of all, there are still a considerable number of people that do not.

Online agents do win on the speed at which they can get details out there. The control they give to the sellers to update details and upload photos for themselves are also seen as great benefits.

In essence, it is therefore likely that the combination of traditional high street and online methods will prevail, much as it is now. It is the public that will decide of course.
