What Makes A Roof A Commercial Roof?
Commercial roofing is just as diverse as residential roofing is which may have a wide variety of materials and designs. Indeed, there is not just one aspect or feature that defines a roof as commercial – there is a wide variation for these properties.
Commercial is a type of property zoning for businesses. These roofs may include any of the following, including: retail outlets, supermarkets, malls, restaurants, superstores, nursing homes, apartment complexes, condos and a vast plethora of industrial spaces. A majority of roofs zoned commercial tends to be extremely large; these structures are tasked to span a very wide parcel of land. To most efficiently cover so much interior area, these roofs are often designed as a straight line, yielding a flat or gently-slopped structure. Though this “straight-line design” is the most efficient architectural way to cover an area, it comes with certain challenges.
Roofs have traditionally been at least moderately pitched to better resist not only the elements such as rainwater, but also gravity itself. A vast downpour of rain illustrates the effect gravity is constantly ...
... applying to a roof. Of course, weather such as heavy puddles of water and hail add a good amount of stress to flat roofs, which often require a lightweight material to not overburden the design with excessive weight. But this covering must also remain quite durable. Modern advances in the 20th Century have made the flat or gently slopped roof more popular.
Metal roofs have historically been a strong choice for many buildings facing challenges. Metal is a strong yet light resource. It can withstand fire and hail, yet in the past it has been subject to breaches, holes and splits due to rust from drastic changes in weather. Metal expands and retracts, which can wear out this otherwise strong resource over time. But with insulating foam material, for example, this factor has been solved. Today’s metal roofs also come with pigments to greatly reduce solar radiation, making industrial and commercial properties much cooler.
But there are several other types of flat roofs, including EPDM (a rubber form) and PVC roofs for instance. These materials help solve the riddle of how to efficiently cover wide spaces with a strong and lightweight substance. These materials often come with warranties of 10, 15 and 20 years. Rubber and PVC keep a roof together while withstanding all of the elements. There are a few of many options to consider for commercial roofing repair.
